Property Maintenance — Your Questions Answered

For most properties, gutters benefit from cleaning at least once a year — ideally before the wet season when heavy rainfall puts the most demand on the drainage system. Properties surrounded by large trees, particularly those that drop leaves or bark consistently, may need cleaning two or three times a year to stay clear. Leaving gutters blocked for extended periods accelerates deterioration of the gutter itself and increases the risk of water damage to the fascia, eaves and walls below.

Bamboo is one of the more challenging plants to remove because it spreads through an underground rhizome network rather than just from seeds. Cutting it back at the surface controls the visible growth but does little to stop the spread long-term. Effective treatment usually involves cutting the canes back and applying a systemic herbicide to the cut ends or directly to the root system, which carries the product through the plant and inhibits regrowth over time. Multiple treatments are often needed for an established bamboo stand, as the root system can be extensive.

Mulching delivers several practical benefits that make a noticeable difference to how a garden bed performs over time. A layer of mulch reduces moisture evaporation from the soil, which means less frequent watering in hot weather. It also suppresses weed germination by blocking the light that weed seeds need to establish, and as organic mulch breaks down it improves soil structure and adds nutrients. A depth of around 75mm is generally considered effective — too thin and the benefits are limited, too thick and it can prevent water from reaching the soil properly.
